A 1970s bungalow is set to be replaced by a two-storey eco-friendly home, should plans be approved by Clacks Council.
The proposal for 25 Benview Terrace in Fishcross, submitted to the council’s planning department on November 8, outlines the demolition of the existing structure and the construction of a new dwelling built in its place.
The project aims to create a 'modern' home with an additional bedroom, bathroom, and art studio.
Developers have outlined the reasoning for the project, stating a desire to upgrade their home to help combat the cost-of-living crisis.
The supporting statement read: “The proposal provides the opportunity to achieve a high-quality development that would positively contribute to reducing the energy use.

“The existing dwelling was constructed over 50 years ago and is not suitable for renovation.
“The dwelling contains minimal amounts of insulation, poor quality windows and is generally unfit for modern living.
“The applicant wishes to create a home suitable for multi-generational living, which is an approach we will continue to see more of due to the high cost of living.”
The new building would be designed to be environmentally friendly, with sustainable materials such as wood fibre insulation and local supplies, as well as renewable energy technology including an air source heat pump.
The site would occupy the same footprint as the existing bungalow, with a two-storey section on the north side to match nearby homes on Benview Terrace.

The south side will remain single-storey to fit in with the surrounding lower properties.
The building will feature a 'contemporary' flat roof, locally sourced timber cladding, smooth render, and 'high-performance' windows.
The site already has a gravel drive that can accommodate multiple vehicles, but these plans also include a detached garage that will be built.
For the sake of neighbours, no windows will be added on the east side of the upper storey to prevent overlooking.
The proposed height and placement of the new building is not expected to 'significantly reduce' the sunlight and daylight that adjacent properties receive.
A pre-application consultation confirmed on October 6 of last year that a two-storey structure would not be out of character for the area.
