NEARLY two dozen objections have been lodged against proposals to build a caravan and glamping site in Menstrie, with concerns for the environment a key issue.
As reported by the Advertiser, Gretna-based John Foy has submitted an application to construct the leisure camping site on vacant land on Tullibody Road.
If approved, this would see 10 caravan pitches, five glamping pods, a café and a toilet/office building constructed on the green space.
The plans are yet to be decided upon by Clackmannanshire Council’s Planning Department, however, more than 20 residents have posted objections to the project.
Location, location, location…
The proposals suggest building the site on an active travel path, which forms the spine of many residents’ backlash.
Objecting to the plans, Menstrie resident Mr Calum Macleod wrote: “The environment around the proposed development would be decimated and the frequent walkers and cyclists would have their beautiful and peaceful path compromised for a project that was not in the development plan.
“We should be thinking of projects that enhance our beautiful countryside and not considering developments that harm the environment.
“We should be encouraging our young people to lead a healthy lifestyle by using this path to walk or cycle to the local secondary. They will not do this if we place this development in their path.”
Further location concerns were raised due to the proximity of a humpback bridge next to the proposed location.
This bridge restricts visibility to cars and leaves little room for heavy goods vehicles to turn appropriately.
Mr Jon Searle said: “Currently the access is used by pedestrians, cyclists, wheelchair and electric buggy users, plus children on bikes, trikes, scooters and in prams and pushchairs.
“Until traffic from Tullibody reaches the top of the hump back bridge, it has absolutely no visibility of traffic leaving the site.
“The existing paths are designated as cycling and walking paths, the addition of vehicles servicing the facilities of the site and those of any site users undermines this designation and makes use of the paths very dangerous, particularly for the old, the young and the very young.”
Environmental concerns
Objectors are also concerned about the impact the site will have on local wildlife, in particular birds and bats that are known to nest in the area.
The proposals lie opposite Station House on Tullibody Road, with the occupants firmly against the project.
Ms Wendy Mitchell and Mr Wilson Russell commented: “This claim fails to appreciate the local owls and bats that habitat these trees, many of whom bear nests which would cause migration and elimination of these creatures from the area.

“Bat habitats are legally protects sites. Notably, regulation 43 of the Conservation of Habitats and Species Regulations 2017 protects these sites from any form of damage or interference.
This was backed up by Mr Les Sharp who added: “When a previous idea for the land usage was proposed, the community was told that bats were resident in the area thus the proposal was shelved.”
Impact on tourism
A key selling point for the plans was that the project would boost tourism for businesses in Menstrie.
The plans stated: “These amenities are intended to attract tourists and enhance the local economy while providing valuable services for residents.
“These amenities are designed to provide services and enhance the user experience, particularly for the cycling community.”
However, residents have disputed a need for a glamping site, with some insisting that it would serve to turn tourists away rather than draw them in.
Ms Anne Clark wrote: “The business plan does not seem favourable. The cramped site will be unattractive leading to negative reviews.

“There are already eating options in the village and from observation low usage of the existing café.
“Is there a demand for increased tourist accommodation of this type for the village? If the venture fails, the site will become an eyesore and further discourage active travel on the path.”
Mr Jon Doig echoed this sentiment, adding: “No clear business need is shown. Menstrie is already well served for cafes.
“There are existing large caravan and camping parks within two miles at both the woods in Alva and Witches Craig.
“There is a cycle hub at our Dumyat Centre recently redeveloped as a base for local tourism including cycling and walking area.”
From the developer
The plans outline reasons why the developer thinks the project would work, addressing key concerns outlined by residents.
They state: “The project significantly boosts the local economy by attracting tourists to the area, which increases spending on local businesses and creates new employment opportunities.
“The introduction of caravan and glamping sites, alongside a café and cycle repair shop, is expected to draw visitors seeking short stays and longer, nature-based vacations.
“Opportunities for sustainable travel are a cornerstone of this project, with provisions for cycle paths linked to regional networks and public transport options to minimise car dependency.
“The proposal enhances biodiversity by restoring degraded habitats and strengthening nature networks.
“The development incorporates nature-based solutions, such as creating green roofs and integrating landscape features that support native flora and fauna, thereby enhancing ecological connectivity.
“Designed to blend seamlessly with the rural character of Menstrie, the development employs architectural styles and materials that complement the local landscape, ensuring the project integrates well with its surroundings.”
The plans were submitted to the council and validated on October 17, with a decision expected in due course.
